    Does anyone live, or have a property in east wall. With the development in the area (spencer dock, lighthouse etc)does everyone think that it is a good area to invest?

    I haven't bought in the area but I do know that rent in the area is quite high. I have been looking at the market there for approx 6 months and am waiting for the right house to come on the market. A 2 bed will rent for 1200/m. Have a look at no. 33 Moy Elta. It will sell for 265k. Gunne are selling it. The area is commanding 310+ for this size house. It needs work but nothing that 25k wouldn't sort out. There is good appreciation here too.
    While the area is on the up and up, it is not quite there yet, but it is getting there. With the tunnel and all the new development in the area, I will certainly be keeping an eye on the place.
    I found a 1 bed there last week for 200k but it had a huge garden. So for approx 70k it could have ben turned into a 2/3 bed. But it was sale agreed by the time i found it.
    Some of the houses there have large Gardens. I'm holding out for one of them to go up for sale!

    I have read this email and would prefer if you didnt buy in the area. I am from this area and the community spirit-social fabric is being damaged by speculators and investors. This area has, for a long time, been a close neighbourhood with a strong sense of community. Many residents have lived there well over 30 years and have family in the area. Investors come in, renovate, do not contribute to the area, place transient individuals in the area and generally dont give a damn about social issues that arise. As a resident of twenty years with a family connection of double that, I have seen the damage caused by investment.Its amazing the damage done to such samll areas by greed. With people like you investing, we will eventually end up with an area devoid of families/young children with roots and an interest in their suroundings.
    How many houses do you need to own before your happy! Roll on the property crash-sorry, soft landing, severe readjustment, soft decline etc etc. Maybe then you'll wake up to the futility of materialism and greed.

    I'm with you on this one Martina. The harder the correction the better as far as I'm concerned. Fed up with every green space or garden been viewed as another potential block of apartments or mews or whatever. These insatible greedy investors are driving affordabilty up for everyone with absolutley no interest in the consequences of whats its like to have to struggle for a home.

    From across the pond in America, I heartily agree with Martina and Ben. The Ireland of my grandparents is being slowly stomped upon. I wish there were more controls on development...with emphasis placed on density restrictions or, even better, land preservation through bonds placed on the voting ballot. I would love to live in Ireland, but should I come one day, I will rent or buy an already existing structure that embues a rich history....and not some box thrown onto a hillside by an outsider with rich pockets.

    I believe that investors do play an important role providing housing for foreign workers,people awaiting placement on the housing list etc.. Like any service there are good and bad landlords

    The reason is simple they do not have the money and they are merely jealous of others peoples business sense.

    There is a lot of vacant rental property both in Commercial and residential, however under de-centralisation the Prison Service HQ is due to go there along with 900 jobs, there is also plans for a large hotel and golf complex and a range of inward investment.

    I'd say the longford rental market is reasonably consistent. There is a lot of commercial development in the area at present. Properties within the town and the outlying town lands are popular. There is always a big demand from council and healthboard supported tennents as well. And the construction boom has led to an increase in the number of immigrant workers and tradesmen in the area. A lot of the newer developments have started to factor in the tax incentives into the sale price so the new builds are less compeditive but properties build within the past 2 to 7 years mostly qualified for the section 23 and rural renewal scheme. I'm not sure but i think some of these tax incentives maybe transferable for the remainder of there term which is usually 10 years from first purchases.

    Drogheda is definitely the better option as the new Motorway was opened last year. Dundalk is also good because of the DIT but not on the basis of travelling to Dublin every day.

    Derek, if you're looking at investing, i'm not sure if Blanch is the place to go. A few of my mates at work live out there and they say it's a nightmare commute. I'm not sure if you'd get much for 250-280K anyway. However, i currently have my apartment on the market in Balbriggan, which is a great town for renting. The population has gron by 50% in the last 12 months and with the 2 new ports and Dart relocating to Balbriggan, i would imagine that people will be looking more torwards there. The property itself is an excellent opportunity for an investor as i'm leaving it turn-key job. Give me a shout if interested 086-3691213

    I purchased a property as an owner occupier approximately two years ago. I've had it rented out for the past couple of months as I am now purchasing a new property with my Fiancee in another part of the country. I don't really fancy the idea of being a longterm landlord and so I was wondering is it better to try and sell the property as a fully furnished investment property with sitting tennents or as an empty shell? Any Advice?

    I have received planning permission for 70 houses on our land in Roscommon - all papers ready to go.
    Unfortunately our original investor pulled out due to financial difficulties. Selling this to another investor has been quite a slow process as our agent does not seem to be doing much.

    Does anyone know where one might advertise or approach investors without having to fork out too much Advertising expense?

    We have a house for sale in Aughrim, Co. Wicklow- about 15 minutes by private bus to Rathdrum train station. Lovely house presently used as holiday home a few minutes walk to centre of village. Lovely peaceful area, Church about 10 minutes walk. However, house is 3-bed (all ensuite),fully furnished, 3-storey and is located in a group of 28 houses(designated holiday homes)- would that suit?

As a single first time buyer I cannot get a full mortgage and a friend suggested I find someone looking to buy as an investment and share the mortage etc with them. Do you know where I would find someone interested in doing something similar to this? I would probably be looking to buy them out after 5 years or sell the house and split profits?

    I have 3 children with the eldest heading to ucc in sept 2009. I live 50 km from city and was wondering should i buy a property for my kids instead of paying rent. I only have 8 years to go in my mortgage and only owe 60 grand. My house is worth 430000euro should i remortgage? Am genuinely looking for advice. Thank you

    Hi.Rather than paying rent, I hope to invest in a property in Dublin South preferably, but open to other locations, to provide accommodation for my student offspring. What's the best option? 2/3 bedrommed house or 2 bed apt? As I am new to this, I would appreciate any help from seasoned investors, please.     Depends on what you're willing to spend. Prime south dublin areas will always be in demand in the D4 area. Outer South Dublin locations theres more supply but a lot less demand to rent. Have a look around Grand Canal Dock/charlotte quay areas, on doorstep of ballsbridge and south city centre. Lots of new restaurants and bars opening and close to the IFSC, a new footbridge is planned also.

    The decision to cut 25% of interest relief on rental income is just crazy.
    The problem is that overnight the government imposed a tax on existing investors , that may already be making a loss and still expect them to pay a tax on year end.
    Is it really possible to tax someone that does not make a profit or gain. Where dose the funds come from to pay this tax. It is one thing taking 20% tax on profit or gain but to look for 25% tax on nothing ???. Where did it all go wrong , I think we need Keith Barry to answer this one.

    Hi, I have a one bed apt in kimainham, was trying to sell, but the market went down, so went down the route of renting under the RAS scheme for a guaranteed 4 year rental income. I want to sell now, but have gone through different mediums. I felt with a guaranteed rental income your options would increase. I am not an investor etc.....But as not rented through an agent per say....they tend not to want to proceed with selling as they can not do the rentals.....Any other medium to get people interested as a fab property. Have used DAFT initially, but no one biting.

    COMMENTS: I am interested in investing in property that will give a good return on capital and holds out the prospect of maximum capital gain over 5 to 10 years.
    I have purchased a number of properties in Florida giving 13% return and at 30 to 40% of peak 2006/7 price.

    As I do not want to 'have too many eggs in one basket' can anybody recommend other countries where there is a real market of sales and purchases at realistic recessionary prices.
