Lodger left with no notice

By lizm2 at 00:42, Thu August 4 2016, in Moving to Ireland - 6 responses

Hi,
I\\\'m owner occupier and rent out room in my property to lodgers for long term stays. I got text today from lodger who had been here 3 months to say he was moving out. When he moved in said that he would be here till summer 2017.
Hassle but fair enough until he told me he was moving out today. In fact he had already gone!

I was very shocked. Didn\\\'t know the guy well but things were amicable and he was good at paying bills and rent so I overlooked the cigarette butts in garden, leaving Windows open and front door unlocked.

He has paid up rent to 21st of this month and paid deposit when he moved in. He has left his room and bathroom absolutely filthy and I\\\'m hoping an industrial carpet clean will take the stains out of the carpet and it won\\\'t need replacing. There is about 80 due for bill money. He said he knew he would be loosing his deposit because of the short notice he gave, even tho I never mentioned that.

My question is, would I owe him money if we were to settle things properly? Even when cleaning costs considered?
I would have thought I would owe him some money back.
Have I any come back on the state of his room and bathroom other than withholding cleaning costs?
And lastly, any advice on how to avoid this situation next time?
Thanks
