I sold my house 3 years ago. I had it on the market for 5 months. What got people interested was the photographs.
My own photographs and not the terrible ones taken by EA. Before putting the house on the market, I considered renting it. I received over 100 enquiries in the first week!! It helps that I am a professional photographer. What astonishes me is that sellers let EA sell their homes. Most of them haven't a clue. Just look at the photos of any house on this site.
A property for sale should be depersonalised, neutral colours and made in to a show house (which could be done at little cost). Once this is done get a professional photographer or a friend that has a good eye to take the photos. No more then 10 photos should cover a 4 bed semi. It aint rocket science and chances of selling your property has increased.
