Strangely enough, this is exactly why I take the trouble to post what is verifiable information to forums like this:
Wait for those who ought to inform, to,tell you what your right really is and you wait a long time.
There is an argument to be made to the effect that what is negotiated between a seller and a buyer in private is not therefore a consumer contract. With an estate agent involved, what we have is a commercial practice, by any understanding of the term.
If in doubt, review the definitions of terms provided by the legislation and the recitals to the EU Directive.
The good news is that at the end of the day an advice agency is bound by the law, never mind the mistake of assuming that their advice is the law. Challenge them on that and I predict that they disclaim, referring you to a solicitor for legal advice.
What I write is not of course legal advice. The Consumer Protection Act is, or you may as well bin the lot.
