Well congrats to you both - sounds like you landed in a dream world!! I'm not familiar with the market in Tipperary but it strikes me as priced to high (beautiful home ). Some people use the peak and then take that at the very least prices have fallen by 50% - and outside Dublin this is more like 60% unfortunately.
You also have to take into account property tax water charges, higher cost of servicing mortgages, shrinking disposable income.
I think you'll have a job shifting at any price - but 265k seems way too high.
