I know the area in Newport well as I am from Limerick. Firstly, you have a lovely home but as a professional photographer I believe that you are not doing yourself any favours with the photographs you have posted. The front view is ok but the interior shots are very poor. In relation to your asking price I think MD is spot on – its way too high. An asking price of €220 would be realistic and maybe an interested party may come in at €190 with an agreement of €200/€205. For what is worth my parents house in Tipperary was up for sale 5 years ago for €375. They put it back on the market last week for €185! A lovely home on the beach in New Zealand. Fair play to you.
