Licensee agreement

Hi,
I want to rent-a-room out in my house and remain living there and I believe I need to get the tenant to sign something called a licensee agreement instead of a tenancy agreement. Does anyone know where I can get a template licensee agreement to download? How complex or simple do they have to be? Any help is appreciated.
