Is it too late to get things fixed after the lease has been signed?

Hi! I have just rented an apartment. I was shown around by the agent and signed the lease. He agreed to supply new mattresses. When the new mattress came and I took the old one off the bed, the base was covered in mould. Is he obliged to supply me with a new base at this point? Also, I did not properly check the fridge - the shelves are all broken. Is he obliged to replace them? The same thing with the bathroom extractor which is blocked, and which I did not spot before signing. A friend said that one you have signed the lease it\'s too late to get anything done. I should have looked around more carefully - it's my first lease!
