Does tenant also rig

Hi, I am seeking advice. I am renting a house in balbriggan. When I moved to this house, this house was not cleaned or kept ready for us to move in by landlord. House was so messy, bath room, toilet was so dirty, bed was dirty with big stains, dirty under pants were under the bed, grass was up tp knee in back and front garden, almost all things where faulty(landlord was not bothered about all these, before she give house for rent). Totally nothing was right. But now, time came us to move out, my lease is finishing this month and when I want to move out, house agent asking me to clean the house for next tenant to move in, she is asking me to cut the grass, clean the windows and repair the bath room leaks or some other repairs which I informed them, which they did not bother to repair. We were deprived with having party at home due to ripped off furniture. And now house agent says she is going to deduct money from my advance, if I don't do what they expect. Does only landlords have right to ask for what they want? What about my rights as a tenant? Where I paid rent every month without fail, without complaining too much and paid rent for every faulty stuffs. Can I go legally about this matter? Please advice.
