Let Only Service

Should you wish to manage the property yourself once the tenants are in place we can offer you a professional Let Only Service to ease the burden of finding new tenants. This service comprises the following:

• Assessment of the property by a Senior Negotiator with advice on achievable rent and presentation of the property

• Advertising of the property on the principal property web sites

• Conducting daytime and evening viewings of the property

• Check of employer, landlord and bank references from tenants

• Drafting leases for all tenants to sign, with any additional conditions you may require included

• Collection of the deposit and first month’s rent

• Completion of registration of tenancy with Private Residential Tenancies Board

• Transfer of utilities to the tenants name

• Setting up of standing order for future rental payments to the landlord’s account

• Supplying a closing statement to the landlord and transfer of monies due to account.



Full Property Management Service
Our management service is designed to give peace of mind to you and deal with all issues associated with your rental properties. The key elements of this service are all the elements of the Let Only Service plus:

• Rent Collection
• All Property Maintenance
• Regular Property Inspections
• Act as Liaison between tenant and landlord
• Key Holder
• End of Tenancy Inspection and Closure of utility accounts

Valuations
As a listed member of the AIB Residential Valuer’s Panel we are authorised to carry out valuations on your property.

Fit Out Service
We offer a service to investors to fit-out and professionally present their rental property. It is our approach to offer robust, stylish fit-outs that will stand the test of time, attract the desired tenant, and achieve the best rental returns.


Refurbishment Service
We also offer a refurbishment service to investors with older rental properties. This ensures that older properties can compete with the abundance of new rental stock coming onto the market every month.
A revamp can be carried out between lets or on an annual/periodic basis, ensuring the property can compete effectively in the letting market and can be let quickly for the best rental return.


BER Certificate
As you are aware, since January 1st 2009 it has been compulsory for all homes offered for sale or rent to have a Building Energy Rating [BER] Certificate.

Should you require a BER Certificate for your property we at Kelly Bradshaw Dalton can arrange to have a registered BER Assessor carry out an inspection of your property and issue a certificate and Advisory Report.
