Directions:
From Inistioge drive up past "Woodstock" Demesne. Travel approx 2 miles until you come to a road to the right with a sign post for "Ballyshane". Travel along this road for 1 mile. The house is one of a small grouping and is quite distinctive having a little horse shoe shaped building to the right hand side.
Renovations and work that has been carried out to date:
Going from the front in -
1. Motor shed - roof rebuilt and re-covered in galvanise to make dry store for materials and fittings.
2 Front drive - 3 feet of soil removed, land drainage pipes put down going to soak hole on left. Full area recovered in gravel.
3.Well sunk to 120 feet, pump installed and old type well built to house it. Should have old type canopy with slate to
finish. Supply run back to house.
4 Forge cleared and stonework repaired and repointed inside. New roof built with 2 velux windows. New floor of hardcore, dampproof course,6 inch insulation Underfloor heating installed in slab with flagstone finish. Doorway with arch
created to link to kitchen.
5 Ground floor - walls stripped, repointed and roughplastered. Floor dug out to 3 feet new floor of hardcore, dampproof course,6 inch insulation. Underfloor heating installed in slab with flagstone finish. Underfloor heating controls installed in press under stairs Doorway to link to bathroom and
outbuildings created to right of fire place. Woodburning stove with back boiler linking to central heating system installed in fireplace.
6 Bathroom is in a new extension built in the old style as a lean to to the gable of house. Area was dug out Reinforced steel and shuttered concrete wall with damp proof course built in to the bank. The extension is a separatestructure inside this - double cavity walls, insulated roof with velux windows and original slate finish. It has a hotpress with immersion and hot water mixing unit for dual central heating. A macthing shower unit enclosure is opposite. It is floored in quarry tiles dating from the 1880 s. Also an oldtype cistern .
7 Rear hall links kitchen, bathroom, side outbuilding and has provision for a side door to paddock at the other side of front out buildings.
8 Utility room is out back door to right -- part of bathroom structure - should house oil burner, washing machine dryer freezer and storage .Provision also for back door to garden.
9 Rear - base laid for conservatory type extension Back garden faces south. Septic tank is at bottom of garden. Soak hole for waste water same.
10 Garden -c 30 metres long. Some old apple trees - mature douglas fir at end - old stone and slates to match existing - interesting circular stone piece in 4 quarters - original banding stone from forge for making cartwheels - feature in
conservatory possibly
11 Upstairs - Refitted staircase - original wide elm boards on upper stairs and landing. Cleared some partitions from 1930s to make 1 large and 1 small bedroom. Refitted original
windows with double glazing at front. Rear should be replaced
12 Attic - standard attic insulation laid under flooring panels. Roof generally good - couple of beams near chimney could be supplemented or replaced.
Other plans included a lean to greenhouse to rear of forge, Conversion to work or living space of outhouse off rear hall by widening it out into the rear paddock. Conversion of
motorshed and loft into guest accommodation by lowering floor level.
Some historical background
The Old Forge dates from the late seventeen hundreds and was a landmark house being the forge for the area.It is mentioned in 1825 as being one of two public bulidings in Ballyshane the other being a schoolhouse. It is built
entirely of granite. The newest addition is the outbuilding at the front to the right.It was built in 1941 as a motor garage with loft. It was the last of the old style stone buildings in Ballyshane.The out building to the left was the forge.
The house was refurbished in the 1930,s. but some of the original plaster and wide floorboards can be seen upstairs.The fireplace as it stands was built in the late 1800s into a larger opening.It had no electricity till 1988. The house was originally owned by Delaneys and then Gormans. To the left of the house at the front wall is a stone ledge known as Gormans seat.The area to the right on the far side of the road once had a lime kiln and a dancing board where locals met played music and danced. The field parallel to the house on the other side of the road was known as the Seanagarry - old garden.A race horse named Bear on board which finished sixth in the English Grand National was born in the gateway.
Lot 2
The small ruined house opposite was known as Lackeys.It is at least 300 years old and was home to Bob Lackey known locally as the greatest fiddle player of his dayThe traditional music archive has collected a fiddle tune called Lackeys which may be attributed to him.The house was 2 storey built from granite with lean to outhouses on either side. Back along the road towards Inistioge and up a lane to the left known as Rock Lane is a small field which was used for potatoes.
