Hutchinson's Mill

An outstanding riverside mill in the historic village of Kells, Co. Kilkenny with valuable hydro power rights attaching.

Kells or Ceannanus Osrai (to distinguish it from Kells Co. Meath), is a Norman foundation with three historic centres. The first was a walled town and motte on an Island in the Kings River. The second is around the Church of Ireland where there are remnants of the late medieval Kells with its ruined church and a network of lost streets. This town fed off the enormous Augustinian priory founded in 1193, for which the village is renowned. Abbey and town thrived until the Dissolution in 1540 and Kells shrank to a hamlet at an ancient crossroads of Celtic Ireland. However the rich farmland remained and the river attracted the mills that were needed to process the ample grain from the district.

The Kings is a noted salmon river and supported a mill per mile from the town of Callan to the meeting with the River Nore, a measure of the rich farmland around. Hutchinson's mill (also known as Boland's Mill is perhaps one of the largest examples and is situated close to the village, the priory and all its historic sites. Built in its present form about 1800 of five stories, two mill races and formerly with five French burr stones and with one wheel still in situ it is a powerful stone structure set in a busy landscape of castles, abbey, woodland and river. It was laid up as a mill in the 1950's and recommissioned temporarily in the 70's. It was more recently owned by a community group who did some restoration work. The mill is vacant and suited to a variety of alternative uses such as a single or multiple residences, live/work studio, craft work shop, etc. There are valuable hydropower rights attaching to the mill and these are readily realisable.

Access;

The mill is accessed from the public road close to the centre of Kells village.

Directions; From Kilkenny take the R697 to Kells, as you approach the village down a hill take the left turn before the bridge. The property is about 500 metres along on the right. From the M9 opening in 2010 the property is about 5 miles from the Danesfort junction.
From Waterford; Take the new M9 north for Kilkenny. At the end of the new road (the Danesfort Junction) turn back towards Waterford on the old N10. Go to Ennisnag with its pub and Church. Turn right at the pub signposted for Kells. Proceed the village of Kells, the property is on the left as you enter the village.

There are two channels to the mill with a traditional waterwheel still in place in one. There is a head of 1.45 metres. Planning; The building is a protected structure under the 2008 Kilkenny County Council development plan. Record no. C185D55.

Under the Kells Local area plan adopted in 2005 (http://www.kilkennycoco.ie/eng/Services/Planning/Local%20Area%20Plans/Adopted_Local_Area_Plans/Local_Area_Plan_Kells.html) it is also a policy of the Local Authority, to encourage the development, conservation and retention of the mill as a part of the character of the village. Kilkenny County Council, national government environmental policy and European policy encourage the development and use of embedded energy sources such as the hydro power of mills such as this.

The property is in a Special Area of Conservation.
