The property is within walking distance to UCD and Smurfit Business School and very suitable to postgraduate or similar level. The property is currently occupied by two postgraduate and two mature medical completing their studies. This is a newly refurbished property with internet and utilities included. All rooms are double non-sharing with en suite shower room. The accommodation is let by room from 30 weeks to 50 weeks and utility usage to a normal standard is included in the rent, however, we are no longer in normal times with escalating energy costs, so a fair weekly surcharge will apply to provide normal usage. As a result we need to charge an additional fair surcharge to provide heating and electricity to a normal usage set at 5 euro per person per week to be reviewed as costs increase or decrease. This is outside our control and we have never had to impose this in the past. The property is stocked on a weekly basis with a set amount of utility items ie. toilet rolls, kitchen rolls and cleaning supplies all included in the rent.
