Property Description:

2 Storey dwellinghouse and outbuildings on a 40 acre farm of land, to be sold by Private Treaty.

This is a very impressive lakeside property with excellent access, located within half a mile of the Scariff to Ennis road.
The dwellinghouse is an old two-storey structure, and is situated at the northern end of the property. It is in need of refurbishment to bring it up to modern standards. It contains kitchen/living room and sitting room on the ground floor, while there is 1 large bedroom and 2 smaller bedrooms upstairs. Water and ESB are connected.
The outbuildings are near the house and consist of an array of open fronted storage sheds and a secure animal shed. In general the sheds are in poor state of repair.
There are 40 acres approx. of mixed quality land. The first part of the land is approx. 750 metres from the Scariff to Ennis Road (R352), accessed over a side-road from the main road.
The land at the northern side of the access road measures 11 acres approx. This land has long frontage on the side-road and a small part of this division is under Ballinahinch Lough. The land in this division is mainly low-lying and in winter could be soft under foot. There are small parts that are very sound, even having limestone rock protruding in places.
The land at the southern side of the side-road is 29 acres approx. This land has long frontage on the side-road. The land stretches from the road, up a hill and down the other side to meet Lough Bridget. In this stretch of land there are varying qualities of land. The land near the road is low-lying and in winter could be soft under foot. As the land rises it improves, giving some good meadows and good grazing land, including a very impressive walled garden. At the most southerly part of this land, is a very steep hill, where the land leads down to Lough Bridget. This is very appealing as a private amenity area.
Part of this property also is a 1.5 acre cut-away bog beside the main Scariff - Ennis road at Ballinahinch cross.
Solicitor having carriage of sale: Mr. James Nash of James Nash & Co., Solicitors, Scariff, Co. Clare.
