Property Overview:

  • For Sale by Private Treaty
Overall Floor Area: 183 Sq. Metres (1,970 Sq. Feet)

Property Description:

Abbey View is a stunning old world home set in the heart of the Burren. The house has two reception rooms and 3 double bedrooms with the potential to convert the store room into a fourth single bedroom. It has been carefully modernised to retain a charm that complements its beautiful location. The house is nestled in a valley near Turlough Hill just 1.5km from Bell Harbour and the sea. It is set on a secluded site hidden from the main road and accessed via a private road. The house is surrounded by lush green fields and has the backdrop of Burren limestone hills. There are distant views across Galway Bay to Connemara.
Down the valley there are views of the famous Corcomroe Abbey. This location was once chosen by the Cistercian Monks in the 10th century as the ideal settlement site for their Oughtmama churches. Hill walkers can walk out the back door and straight up onto Turlough hill and onto Oughtmama. The walk takes one by the seven churches that were the 10th century settlement of the monks. These church ruins are approximately 500m from the house. There are also excellent hill walks that will bring one directly to Ballyvaughan. Should the craving need to be satisfied there is an artisan chocolatier and associated cafe within walking distance also.
The area is an ideal location for nature lovers. There are very low levels of light pollution at night, making it perfect for star gazing. The Burren is rich in, and famous for, flora. In addition, the fields surrounding the house are abundant in wild life such as foxes, badgers and wild Burren goats that can often be seem grazing nearby.
The house is a deceptively spacious traditional stone built cottage that has been extended into the first floor. The walls are approximately 1m thick and have past the test of timing admirably since its construction in the mid 19th century. The accommodation on the ground floor includes an entrance hall, a modern kitchen (with a solid fuel stove where the old hearth fire would have been situated), a double bedroom, a bathroom and a stunning large open plan triple aspect living/dining room with another solid fuel stove. The top of the stairs brings one to a generous first floor landing with a living space and large south facing Velux window. The first floor is completed by two generous double bedrooms at each gable end, a store room (with the potential for conversion into a single bedroom) and a bright bathroom with views to the rear. There is a walled garden area to the rear of the property and some outbuildings. There is additional garden space to the side and front of the house.
While the house is private and secluded it is not remote. By car, the house is 5 mins from Newquay with its famous Linannes seafood bar and restaurant, 10 mins from Ballyvaughan and Kinvara, and approximately 1 hour from Galway and Shannon Airport. The M18 extension north of Gort is under construction and the house will have easier access to the national motorway network at a new intersection between Ardrahan and Kilcolgan.
