The facility is located on the southern side of Portlaoise, Co. Laois, between the town and Junction 17 of the M7 which links Dublin to Limerick and Cork. The property is located on the southern side of the National Enterprise Park, which was created and is managed by Laois County Council. The Facility is located approximately 900 metres from Junction 17 of the M7, approximately 80 km from the M50 and 164 km from Cork City and 110 km from Limerick City. Comprises a modern pharma grade facility, constructed in 2020 for food processing use. The main building measures approx. 13,132 Sq.m (141,346 sq.ft) on a gross external basis with additional mezzanine levels. The building is constructed with a steel and concrete frame, pre-cast concrete walls and columns, with a tile / epoxy finish, a zero cavity design and no hollow-section steel to maximise hygiene standards in the production areas. The storage and warehousing areas are clad in double skin metal deck sheeting and the entire roof is double skin metal deck. There is also a staff and visitor car park located at the front and north of the building. The facility sits on approx. 5 Ha (12.36 Acres) of land with two entrances off the main estate road. The property is being sold with the benefit of an option with Laois County Council to acquire a further 5.8 Ha (14.3 Acres) of land adjoining the facility. The entire is on land zoned Industrial, Enterprise and Employment in accordance with the Portlaoise Local Area Plan 2018 – 2024. Zoning remains unchanged in Draft Portlaoise Local Area Plan. Full planning permission was granted in March 2019 by Laois County Council for the development of the facility - in accordance with planning reference 18502.
