Buying an apartment - Multi Unit Development Act 2011,

Hi All,

1) The property is 14 years old, and still the common areas both external and internal are not owned by the management company, according to the Multi Unit Development Act 2011, this should be now owned by the management company but that is not the case. Is this OK?

2) Windows/Windows furniture are owned by owners because of which few are in good shape and few are not. Is this common?

3) Last year a surcharge of 10000 has been put on all owners for some renovation, surcharges so big are they common?

4) There is zero sinking fund with the management company? Is this common.

Should I go ahead and purchase such an apartment. Please help me.
