I\'ve inherited a tenant in a property I bought 2 years ago. The apartment needs refurbishment, i.e. all carpets lifted and new flooring put down, heaters need replacing/repairing, ceilings need to be fixed after an old leak, painting, electrics need looking at, etc.

Is this considered substantial enough to issue a Notice of Termination and can I sell the property after I do this or do I have to offer it back to him for rent?
