The site is located in an area of Dublin 8 which has undergone a significant regeneration in recent years. The Teeling Distillery on Newmarket has been operating over the last 3 years, adding to the tourist offering in the area. Additionally, the Quintessential Brand is due to open the adjoining Dublin Liberties Distillery by the end of this year. The New Mill student accommodation development which opened in 2017 and the Tannery student accommodation development, which is due to be opening this September, together will provide over 700 beds for the area. Furthermore, Aloft (Marriott) are due to open a 202 bed, 4 Star hotel directly opposite the site in November of this year.

The site is situated in an ideal position to take advantage of this recent activity, through either a build out of the current planning grant or for a redesign to a hotel. In this regard, ODAA Architects have prepared a feasibility study for a reconfiguration of the current permission to provide for a 209 room hotel. This study works within the envelope of the permitted mixed-use scheme with no additional floor area proposed. Additionally, many other high value uses are permitted under the Z6 zoning designation and interested parties may seek to create an alternative mixed-use scheme.

Hotel sites in the City Centre are in great demand as a result of improving trading performance in the city. This sale provides an excellent opportunity for a hotelier or developer to enter or expand within the Dublin market at a time when demand continues to rise at a faster rate than supply.

In relation to accessibility, St. Stephen's Green, Christ Church Cathedral, Temple Bar and the Guinness Storehouse are all located within 1 km of the site. Furthermore, Dublin Bus run services on Clanbrassil Street Lower and Cork Street, while the Luas Green Line is accessible at St. Stephen's Green and Harcourt Street.
