I have just completed a large renovation of this house which includes External Wrap Insulation, new triple glaze windows, new front and back door, heat pump, new radiators, solar panels, attic insulation and a heat pump. Constant heat and hot water at very low cost. The house is occupied until the end of April. Kilcarn Court is located behind the Ardboyne Hotel where there is a bus-stop to Dublin. It is within walking distance to Johnstown and Navan. Easy access to the M3 motorway. There is a large garden with a large concrete shed at the end. The house is not overlooked at the back. Off the entrance hallway is the sitting room. There is a modern kitchen with breakfast bar to the rear of the house. There is also a seperate dining room. Upstairs there are three bedrooms (one with an ensuite shower) - the original owner readjusted the walls so each bedroom can fit a double bed. There are built in wardrobes in two rooms. I am allowed to reset the rent and I recieved an auctioneers valuation of €2400 per month but I am leaving it at €2200 in the interests of securing a good long term tenant. I am looking for a tenant who wants to make a home here and has a proven history of taking care of properties. I have made a huge investment bringing this house to an A1 rating and need to know the house will be looked after. I have lovely neighbours that must be respected. One month's rent is required as a deposit and the rent must be paid in advance on the 1st of every month.
