Ardeevin House is ideally located just 1.8km approx. from the vibrant coastal town of Bantry, 950m approx. from the famed Harbour, and a mere 85km approx. from Cork Airport. THE MAIN RESIDENCE Dating back to circa 1860, the main residence, a generously proportioned 239 sq.m. (2,573 sq.ft. approx.), showcases refined Victorian architecture. Its graceful symmetry, gabled central bay, ornate bargeboards, spike finials, and bay windows are hallmarks of the period, enhanced by detailed exterior render. The entrance hall sets the tone for the rest of the house. Upon entering the glazed panelled timber front door with over light, one is greeted by the intricate Victorian encaustic floor tiles, floor to ceiling effect wainscoting, ornate cornicing and ceiling medallion which leads to the striking feature staircase. The ground floor is an entertainer's delight, featuring a beautiful drawing room with a bay window, antique fireplace and large overmantel mirror, which leads to a sun-drenched double-height sunroom. Across the hallway, a formal dining room with bay window, featuring an antique fireplace with a large stove. This room connects to the well-equipped kitchen with an oil-fired Rayburn at its heart, the kitchen opens to a charming east-facing conservatory which provides a wonderful light filled dining area. A cozy back sitting room (perfect for a study or office), and a utility room with a guest WC ensure everyday convenience. Up the sweeping light filled stairs, curtesy of the stunning 2 metre ( 6’7 ) high landing window, five beautifully proportioned bedrooms offer tranquil views of the grounds and surrounding landscape. The accommodation is completed by a bathroom and shower room. The residence is rich in period details that add timeless beauty, such as intricate cornicing, full height wainscoting, architraves, window trims, ceiling medallions, wallpapering and antique fireplaces. IVY COTTAGE 'Ivy Cottage' takes its name from the original house which stood on the site prior to the building of Ardeevin House. Pre-dating the main residence, the nineteenth century guest cottage is a unique single storey 68.32 sq.m. (735 sq.ft.) approx. house that is full of charm. The charming cottage features an open plan living and dining area, kitchen, 2 bedrooms and two bathrooms, with large patios at the front and rear of the cottage. Ivy Cottage is an ideal retreat for visiting family, private staff, or guests seeking privacy within the grounds OUTBUILDINGS The outbuildings create an enclosed courtyard to the back of Ardeevin and Ivy Cottage and can also be accessed by a separate 5 metre ( 16’4” ) wide gated entrance from the public road. They comprise of 2 buildings: ‘The Loft’ , a long stone built outhouse, predating the main residence, with double doors and a large loft space featuring a gothic arched gable window and beautiful stone arches over the ground floor door and windows. This 200 yr old building is brimming with potential for conversion into additional guest suites, a music / art studio, or gym... ‘Fin’s Workshop’ is substantial garage / workshop measuring 120sq.m. (1,291 sq.ft.) approx. with large 3.5 X 3.5 metre ( 11 X 11ft ) roller door entrance. The main area has a clear-span floorspace of 11.5 X 8.5 metres ( 38 X 28 ft approx ), making it ideal for car and boat storage, or a state of the art workshop with its three phase electricity supply. There is also a separate office, WC and storeroom. GARDENS & GROUNDS Mature trees, specimen shrubs, hedging and landscaped lawns envelop the house in lush privacy from the public road. The existing tennis court could be revived or reimagined into a private recreation hub, perfect for gatherings with family and friends. The tennis court is overlooked by one Ireland’s tallest and oldest Ash trees. The lands comprising 16 acres approx. of gently rolling pastures, are bounded on two sides by the public road, and woodland to the west. The lands are ideal for use as a hobby farm or future development subject to a grant of Planning Permission. HISTORY Ardeevin House is listed on the Record of Protected Structures which denotes it as a building of special architectural and historical importance. Built by Arthur Newburgh, a former Captain within the British Army of the Life Guards, in c.1860 on the site of an earlier house, known as ‘Ivy Cottage’. When rebuilt, Arthur Newburgh renamed it as ‘Beach Cottage’. The Newburgh family sold the property to Thomas Kelleher in c.1927 and it was they who renamed it ‘Ardeevin House’. LOCATION The property is located at the entrance to Bantry Town and harbour from the east and the lands abut the N71 which is the National Road linking Cork city to West Cork and onwards to Killarney in County Kerry.
