ARDKILLY, SANDYCOVE, KINSALE, CO CORK – P17 A328 On approach all I could hear was the sea, birds and just sheer tranquility – when you walk down the drive you are just hit with the most scenic sea view and the house, the way it has been laid out soaks it all in and is the dominant feature of the house. Ardkilly, for me is a family home, holiday home, a place where one can work from home, earn an income from home. The house was completely renovated in 2022 – where floors, ceilings, walls were knocked to create more space, the house was rewired, fitted with a new kitchen, reinsulated, new radiators, new flooring, new windows, and doors throughout and a new tarmac driveway. If you like a garden, you have a nice size in Ardkilly and easy to work with (¾ of an acre). What is lovely is that there are steps from the property which leads you directly to the waterfront, to which you have private access. to the road below - so ideal for the kids if they want to go for a swim. The house was built in the 80’s and is on 3 floors – on approach you are entering the middle floor – where you have a generous spacious entrance hall, leading into the open plan sitting room, dining room and kitchen which in turn has a door leading to the hallway and a back door to the side of the house. The way it has been laid out does not make it feel open plan as it is nicely separated with the stove. What is breathtaking is the view that hits you the minute you walk into the room and the patio doors are superb as they bring outside in and inside out. You could see yourself on the patio during the summer entertaining and on a winter, day inside looking out at the elements. From the living accommodation you have 1 bedroom, a tastefully decorated bathroom with a his and her sink, shower and bath, you also have another family room with patio doors to the drive so again this could be used as a playroom, office or indeed bedroom – currently it is a gym complete with sauna. Upstairs there are – 3 double bedrooms and a bathroom. Ground floor which you access from the garden below via steps – is a self-contained apartment – very generous size – kitchen/ sitting room, 2 bedrooms and utility room. You could put in a stairs to connect to the upstairs as there was one there before – but is a great asset to have if you wanted to rent it out or indeed house your adult children. Features include – double glazed windows throughout, oil central heating, septic tank, well and the house measures 326.50 sq.m including the apartment. The main house is 250sq.m and the apartment is 76sq.m. Sandycove is only a 5-minute drive to Kinsale town itself, is a hotspot for swimmers and sailing. To walk into town would take 30 minutes and the nearest restaurant and pub is the Dock Bar which again is a 5-minute drive. Cork Airport is only a 25-minute drive. What is my impressive – I really like Sandycove, I think it is a lovely spot to get away from it all and there is a lovely community there so you have very nice neighbours – the beauty about Sandycove in a nutshell is that you can go to town for your buzz and then come home to your sanctuary.
