Riverview House, The Grove, Coolbunnia, Cheekpoint, Co. Waterford, X91AY79

Ennis Gough Property is delighted to offer this lovely bungalow for sale in Coolbunia, Faithlegg. The property is a (circa) 120m2 detached bungalow with four bedrooms, two bathrooms, two reception rooms, a kitchen-diner, and a utility room/laundry. There is a detached garage/boiler house and a separate timber shed. This property is located on an elevated site overlooking the mighty Suir Estuary with stunning views of the river, Passage East, Ballyhack and the Hook Peninsula beyond. This is an enviable view to wake up to. The sale include 3 folios, totalling 0.5Ha or 1.25 Acres (approx) and all being sold in one lot. The smaller lot includes a derelict cottage with a separate entrance, opening up the opportunity to future owners of rebuilding or replacing the former dwelling. The third folio is essentially the field (circa 0.16Ha) directly in front of the house, which ensures that no one can build anything that will block the lovely views. The dwelling itself is presented in very good condition. Some of the fixtures and fittings are somewhat dated, but the property presents new owners with enormous scope to reimage how this riverfront home might maximise its fantastic location. The property is approached by a tree-lined driveway off the main Checkpoint road. Regardless of the views, the location is second to none. Riverview House is only few minutes walk from Faithlegg primary school, and Cheekpoint village. Faithlegg Hotel and Golf Club are a few minutes away by car, as is Park Rangers FC. Local GAA clubs include Passage East, Ballygunner and Gaultir. Waterford's Dunmore Road, UHW, Ardkeen neighbourhood and the Outer Ring Road are about a 15 minute drive in normal traffic. Private school busses provide a connection from Faithlegg to some of the city's secondary schools. We look forward to showcasing this lovely property to potential buyers in the coming weeks.
