***SOUTH FACING / VICTORIAN PERIOD PROPERTY / ORIGINAL FEATURES THROUGHOUT / SUPERB POSITION AND LOCATION / EXTENDED TO THE REAR / ONE OF ONLY FOUR OF ITS KIND*** KELLY BRADSHAW DALTON are excited to introduce you to 28 St Alphonsus Road Lower, Drumcondra, Dublin 9. Proudly positioned on the renowned St Alphonsus Road Lower, and with the most handsome façade, you are sure to fall in love with the story that is number 28. Aesthetically beautiful, this elegant Victorian home comes to the market steeped in rich history and showcases a wonderful exterior and exciting interior synonymous with homes of this era. Overlooking the old 1878 church, built by George Ashlin, one of the most distinguished church architects of his time, it allows for a spectacular imposing view. From the moment you drive up the leafy mature street, you will be impressed. On arrival, one is sure to note the original hand-crafted iron mongered fencing, with original terracotta tiles that frame and compliment the three story, canted two bay window home. Constructed in 1895, there are only four of its kind on the prestigious road and what a feast for the eyes it is! The sublime exterior demands your attention, with its handsome façade and vibrant yellow and black decorative voussoirs, complemented by intricate gauged brickwork, notably the cogged eaves course and the arched entrance porch. Behind the front door, you will simply be bowled over by the high ceilings with cornicing and centre rose. The feeling of luxury paired with an exceptional layout and very generous portions throughout, is sure to please those with an eye for the finer things in life. The imposing entrance hallway will impress from the moment you enter and with the internal archway and cornicing, it gives your guests a glimpse of what's to come. To the left of the hallway is the formal living room. Carried through from the hallway, the living room features are beautiful, with high ceilings, a wonderful original white marble fireplace, an absolute must in a room of this grandeur and bay window which further enhances the space and makes the most ideal spot to gather with family around the fire in the evenings. Located next to this room is the dining room, currently used as a seventh bedroom, it would be perfect for dinner parties, a home office, play room for the little ones or home den for a less formal comfortable family-room setting. To the rear of the property is the extended kitchen. The heart of any home is the kitchen, which has been extended to create a large bright and airy room. The kitchen is fully fitted with shaker style units, ample counter space, wonderful vaulted ceilings with Velux skylight and French double doors that sweep out onto the south facing rear garden. The kitchen is vast and would comfortably fit a lounge area as well as a large dining suite for family gatherings, entertaining guests and friends. The room is exceptionally bright as it faces south, benefiting from the sunshine from one end of the day to the next and makes outdoor dining and gathering a dream when entertaining. Completing the downstairs accommodation is the guest W.C. Winding our way up to the first floor, guided by the original ornate bannisters we are greeted by three excellent double bedrooms each of impressive proportions, with the largest room featuring the original cast iron fireplace, giving the room a sense of grandeur and opulence. There is a newly renovated shower room tiled in muted beige tones for a relaxed space and fitted with shower, hand basin with vanity, heated towel rack and W.C. There is also an exceptionally spacious second family bathroom, which is fully tiled and has a large stand-alone shower, hand basin and W.C. Onto the second floor, you will find another three exceptionally spacious double bedrooms with a further bathroom and utility/storage room. Each of the upper floors boasts high ceilings and large windows. The location of the property is second to none and needs no introduction. Architectural notes of interest: Constructed in the late 19th century, No. 28 Alphonsus Road Lower is one among a row of four houses situated along the southern flank of the road. Standing taller than adjacent terraces, this ensemble prominently accentuates the local streetscape. The façade of the house is notably enhanced by the vibrant yellow and black voussoirs, complemented by intricate gauged brickwork, notably the cogged eaves course. The establishment of St. Alphonsus Road, a late 19th-century development, marked the suburban growth of the Drumcondra region. Originating from the east, the road ultimately merged with Iona Road, which emerged in the early 20th century. This house exemplifies the architectural style prevalent in the area, a result of speculative builders who typically erected small clusters of terraced dwellings. This led to a nuanced diversity in size, materials, and architectural details. No. 28 is a mid-terrace, two-bay, three-storey structure, initially constructed around 1895 as part of a four-house terrace. It features a canted bay on the ground floor of its north-facing façade and a single-storey extension at the back, leading to an enclosed yard. The M-profile pitched slate roof is adorned with angled ridge tiles and a gutter resting on a cogged eaves course of yellow and black brick. A red brick chimney stack, equipped with yellow clay pots, sits at the east side of the house. The walls are red brick in Flemish bond, rising from a granite plinth course, with a continuation of the red brick up to the windowsill level. The camber-arch window openings, surrounded by polychrome brick voussoirs in red, black, and yellow, mostly have replacement stone sills, except for the granite sill in the canted bay. The entrance, set within a round-headed integral porch with plain reveals and polychrome brick voussoirs, is now glazed, including the door, and is accessed via a nosed granite step featuring a cast-iron boot scrape. The house is recessed behind a garden, which is enclosed at the front by cast-iron railings with decorative finials, mounted on a cut granite plinth. Early viewing of this property is very highly recommended to appreciate all it's potential.
