The property comprises a rectangular shaped site extending to approx. 11.6 acres (4.69 hectares), occupying a strategic and accessible location on the Oldtown Road approx. 1km from the centre of Celbridge town. It is further enhanced by being in close proximity to a host of amenities locally, to include schools both primary and secondary, there are three within a short walk of approx. 500 metres. Shops, including the Tesco Superstore, Lidl and Aldi are also under a 1km away plus the new Primary Care Centre operated by Centric Health.

Less than 100 metres from the site is a bus stop for the 67X Dublin Bus route which runs from Celbridge via Dublin City Centre to Belfield Campus at UCD. This route offers commuters easy access to a vast area spanning North Kildare, West Dublin, Dublin City Centre and South Dublin to include Baggot Street, Morehampton Road, Donnybrook and Stillorgan Road.

Hazelhatch Train Station which has a regular service to and from Dublin is within a short drive together with a host of other town centre facilities.

To the north and east of the site, across the Shackleton Road, are the popular residential developments of Oldtown Mill and St Raphael's Manor respectively. Immediately south is the Celbridge Manor Hotel and the St. Wolstan's Girls Secondary and Educate Together Primary School.

Celbridge Town is located approximately 22 kms from Dublin and is accessed via the M4 motorway on the Dublin/Galway route. Fast becoming a major satellite town, Celbridge and its environs can provide all the requirements of the modern family with excellent employment opportunities in the area, first class leisure amenities, both sporting and leisure and a wide range of shops in the town including Tesco, Aldi, Lidl & the St. Wolstan's shopping centre. There is also the benefit of a regular train service to Dublin from the Hazelhatch rail station.

Celbridge has grown rapidly over the past 60 years from a population of 567 persons in 1951 to a population of 20,288 persons in 2016. Expansion since the 1950s has taken a suburban form extending out from the historic core. Development has occurred to the north of the Liffey, between Main Street and the M4 Motorway. Development to the south of the Liffey is focused along the Hazelhatch and Ardclough Roads with development over the last ten years taking place in the south of the town, in the areas of Primrose Gate, St. Wolstan's Abbey, and Hazelhatch Park. With the exception of the Crodaun and Castletown housing estates which were constructed in the mid-1970's the historic demesnes of Castletown, Donaghcumper and St. Wolstan's to the east of the town have remained free from development and retain their open landscape character.

The subject property is located approx. 1km to the west of the town centre, at the junction of the R403 and Oldtown Road, directly north of the Wolstan's and Educate Together schools.

The site is identified in the Celbridge Local Area Plan 2017 - 2023 (LAP) and is zoned 'New Residential'.

The official purpose of this zoning is to provide new residential developments that provide a sustainable mix of house types, sizes and tenures and that complement the existing residential mix.

The LAP also refers to Urban Design & Key Development Areas (KDA). To ensure development proposals conform with best practice urban design principles on the basis that well planned and integrated development will enhance the town and its environs and improve the quality of life of its residents.

It seeks to establish a framework for the future development of Celbridge. It is proposed to
consolidate growth within Key Development Areas that provide for the expansion of the town centre and the development of new residential neighbourhoods.

The subject land has been identified in the LAP in KDA 3 Oldtown: New Residential Area.
