Property Description:

Superb Period House on approx. 151 acres

Harristown House is situated in the beautiful countryside of Meath, approximately 8 km to the south of Kinnegad and is located close to the border of Kildare, Westmeath and Offaly.

The lands, extending to approx. 151 acres, are of excellent agricultural quality and benefit from an internal farm road which runs from the local road to the north to the farmyard and rear lands while mature hedgerows and fencing form the majority of the boundaries.

Harristown House is a wonderfully proportioned period residence which was constructed in 1847. The house is square in shape and extends to approx. 3,445 sq. ft. This beautiful residence comprises of a two storey over basement house with associated rooms located on all three levels. On approach to the main entrance, you are met with a beautiful clear glass patio entrance that allows immense levels of light into the residence. The entrance hallway gives a wonderful sense of arrival with its high ceilings, while the rooms in the house are laid out perfectly, allowing for a great level of space.

The entrance hallway leads to the drawing room, sitting room, bathroom and kitchen which interlinks to the south facing sun room. The sun room allows for wonderful views of the rear garden, farmyard and surrounding agricultural lands, while also allowing access to the rear garden via a patio door with associated limestone steps.

The first floor can be reached by a staircase located in the entrance hallway. On the first floor there is one large en-suite master bedroom, four bedrooms with associated vanity unit in each bedroom and one bathroom. On the basement floor which is again accessed via the stairway from the entrance hallway there is a morning room, games room, storage room, office and utility room.

Outside the house there is a gravel roadway which leads to the courtyard which features a range of beautiful traditional stone outbuildings that are currently being used as storage areas. There is great potential for these magnificent outbuildings to be used for a wide variety of different uses (subject to any necessary planning permissions). Beyond the courtyard is a greenfield with associated stone outbuilding and beautiful stone wall which forms the boundary to the garden located at the rear of the house, the adjoining lands and farm yard.

Further on from this area is the farm yard which features a host of farm sheds, hay barns, various storage sheds and a silage pit which are currently being used to farm the lands. The gravel roadway continues past the farm yard and onto the remaining agricultural lands.

From Dublin take the M4 signed Sligo, Westport, Galway. Continue on the M4 for approximately 44 km keeping right to continue onto the M4 signed Sligo, Westport, Galway. At junction 10, take the R401 exit to Kinnegad, taking the first exit off the roundabout to remain on the R401. Continue on the R401 for approximately 5km and then turn right and continue for approximately 1km. Keep onto the road signposted for Castle Jordon and after approximately 1km the magnificent entrance to Harristown House can be found on the left hand side.
