60 one, two, three and four-bedroom homes are being offered for sale by South Dublin County Council under an affordable dwelling purchase arrangement. These homes are, subject to exceptions, being made available for first-time buyers only.

Dublin City Centre is only 12 minutes away by train, with seamless transport links via train, bus, cycleway, and greenway. As a key component of the Clonburris Strategic Development Zone (SDZ) Planning Scheme recognised by the Irish Government as an area of strategic national importance Canal Bank is at the heart of a transformative vision for the region. South Dublin County Council, in collaboration with landowners, has developed a comprehensive plan to deliver homes, eight new schools, and ten creches within this expanding community.

You are eligible for the Local Authority Affordable Purchase Scheme if you satisfy the following criteria:
1. You are over 18 years of age.
2. You are a First Time Buyer or meet the exceptions under the Fresh Start principle, or own a dwelling which, because of its size, is not suited to the current accommodation needs of the applicant's household.
3. You have not previously purchased or built a home in the Republic of Ireland or elsewhere. Exceptions apply to Fresh Start principle applicants.
4. Each person included in the application must have the right to reside indefinitely in the State.
5. Your home must be your principal place of residence i.e. you must purchase the home to live in it.
6. You must need at least a 5% equity stake from the local authority.
7. You have a minimum deposit of 10% of the purchase price.
It is recommended that applicants have their mortgage approval in principle prior to applying for an affordable home or at least be in a position to apply for a mortgage. In addition, a minimum of 30% of these homes will only be available to applicants who are or have been living in the South Dublin County Council administrative area for a minimum of five years. Applications for affordable purchase homes at Canal Bank will only be accepted via South Dublin County Council online application portal.

Note: Under the terms of the Local Authority Affordable Purchase Scheme, the upfront cost is reduced for the buyer while South Dublin County Council will retain an equity stake WHICH IS REPAYABLE ON THE SALE OF THE PROPERTY OR IN 40 YEARS TIME. Successful applicants have the option of buying out this equity stake over time if they so wish. Equity shares are calculated on an individual basis and are linked to an applicant's income, their savings and their mortgage capacity.
