How does it work?

How? The Government will take an equity stake of up to 30% (20% if using Help to Buy) to bridge the gap between your deposit and mortgage (combined) and the price of your new home.

Maximum borrowing (3.5x income): €238,000
Deposit: €32,900 being 10% of purchase price of which €30,000 Help to Buy can be used to fund.

Outcome: First Home Scheme can provide €58,100 in return for a 17.6% Government equity stake in the property without affecting the Mortgage Lender.
