1. Transportation Located in Dublin 10. As shown in the previous figure, the house is 50 metres from the bus stop. Bus 60 takes approximately 20 minutes to the city centre. The property is also 300 metres from another bus stop, where buses G1 and G2 reach the city centre and TCD in about 25 minutes, and bus S4 takes around 25 minutes to UCD. Free parking is included, and tenants may park on-site at no additional cost. 2. Shopping & Amenities The house is approximately 1 km from major supermarkets, including Tesco, SuperValu, Centra, Homesaver, and Applegreen. A variety of takeaway shops and restaurants are also nearby, offering convenient daily amenities. 3. Rooms & Living Space There are two rooms available for rent, both located on the second floor. The living room and kitchen on the first floor are shared communal areas and are spacious and well-maintained. Each room is suitable for single or double occupancy, with no gender restrictions. Tenants do not live with the landlord. The house accommodates a minimum of 2 and a maximum of 4 occupants. Move-in is flexible, and long-term tenants are welcome. Deposit & Bills Rent is one month’s rent plus one month’s deposit. The deposit will be fully refunded provided that all bills are paid and there is no damage to walls, pipes, or the structural integrity of the property. The bin (garbage) charge is included. Electricity and gas are not included, with an average combined cost of approximately €50 per month. 4.
