About 167 Ashford House, Montpelier Road, Arbour Hill, Dublin 7

Description

Modern King Room in New-Build Apartment – Stoneybatter, Dublin 7 | Sunday–Friday Hi, my name is Patrick! I’ve recently moved into a brand-new apartment in Stoneybatter, Dublin 7, and I’m looking for a student who would like to rent the spare room on a Sunday evening to Friday basis. Please Note – Apartment Photos As this is a brand-new apartment, the photos currently show the property unfurnished. Furniture is in the process of being delivered, with the remaining pieces due to arrive throughout September. The apartment will be fully furnished and equipped as outlined in this listing, and updated photos will be added as furniture arrives. The property is available to rent from September, with preference given to someone who can commit to a September start date. Location & Transport The apartment is a modern, A-rated new build in Stoneybatter, Dublin 7. Heuston Station and the Luas Red Line are approximately a 10-minute walk away, making it particularly convenient for students attending TU Dublin Grangegorman, Trinity College Dublin, or other colleges accessible via the city centre and public transport. Please note that there is no parking available with the property, so it will be best suited to someone who uses public transport, walks or cycles to college. The Room King-size bed Two closets with plenty of storage Desk provided for studying All bedding included Modern, comfortable and fully furnished The Apartment You’ll have full use of the shared living areas, kitchen and balcony, including: All kitchen appliances Air fryer & slow cooker Cooking utensils, pots and pans Cutlery and glassware Secure, modern apartment building Balcony High-speed Wi-Fi Bills & Everyday Essentials Included Electricity, Wi-Fi and bins are all included in the rent, so there are no additional monthly household bills to worry about. I’ll also keep the kitchen stocked with everyday staples that you’re welcome to use, including: Tea & coffee Milk Cereal Rice & pasta Herbs, spices and other basic cooking essentials You would just need to purchase your own meat, vegetables and any specific food, drinks or snacks you’d like. We would each look after and cook our own meals. A Little About Me I’m in my early/mid-30s and work full-time in marketing. I’ve been living in Dublin for several years now and recently moved into the apartment. Outside of work, I enjoy reading, cooking, getting out for walks and socialising with friends. I’m fairly easy-going and enjoy having a comfortable, relaxed home, so I’m looking for someone who will feel at home in the apartment while also being respectful of the shared space. Sharing the Apartment I’ll look after the general day-to-day upkeep and cleaning of the apartment. I’d just ask that whoever rents the room treats the apartment as they would their own home and cleans up after themselves. Your bedroom should be kept clean and tidy, and shared spaces, particularly the kitchen, should be cleaned and left as you found them after use – dishes put away, surfaces wiped down, etc. Nothing excessive – just looking for someone who is tidy, respectful of the space and happy to do their part in keeping the apartment a nice place for both of us to live. Rental Arrangement The property is available from September, and preference will be given to applicants who are in a position to commit to a September start date. The room is available on a Sunday evening to Friday basis. Access to the apartment is available from 5pm on Sunday, with the expectation that the apartment is vacated by 5pm on Friday. If you need to stay or access the apartment for the occasional weekend, we can discuss this in advance and I’ll accommodate where possible. A deposit equivalent to one month’s rent will be required and will be returned at the end of your stay, subject to the room/apartment being left in good condition and any agreed payments being up to date. I’d like the arrangement to work well for both of us. If at any stage either of us feels that it is no longer suitable, the expectation would be that one month’s notice is provided by either person, giving both sides sufficient time to make alternative arrangements. This would be ideal for a student who needs somewhere comfortable and convenient to stay in Dublin during the college week but normally returns home at weekends. Interested? If you’re interested, please send me a message with: A little bit about yourself What you’re studying and where you attend college The date you’re looking to start renting from When you expect to finish for the summer Any other information you think would be useful to know I’m hoping to keep viewings to a select few applicants, so I’ll respond to profiles that I feel are the best fit for both the apartment and the Sunday–Friday arrangement. Thanks for your interest!
