This is just advance notice of 2 ensuite rooms becoming available 4/1/26. Important: I do not cater for couples, children or pets. (Individual occupancy basis only). If you do not have a good understanding of English, please have a competent person interpret this advert for you. To avoid any misunderstandings, I only wish to engage with the person that requires the room, not a third party other than a general enquiry. I am not registered for any Government schemes / funding so therefore I am unable to accommodate such applicants. Large double en-suite bedroom with Thermostatic power shower to rent in a modern newly built house 2025, with an A2 BER rating. It is a stylish, & spacious house, located in a prime local development close to amenities. Room contains a double bed, spacious wardrobe/storage, study desk & chair + Bookshelves, bedside / study lamp & laundry basket. En-suite includes large shower tray & shower mat, handbasin, toilet & bidet spray hose. The Room is rented on a lodger basis under the Rent a Room Relief Scheme with a Lodger (Licensee) Agreement in conjunction with this advert. I am therefore not registered for the RTB (Residential Tenancies Board) or any Government associated schemes. I may consider renting one of the rooms for a longer period. Weekly Rent Includes: Heating (Air to Water Heat Pump), Electricity, MVHR system, (ventilation system designed to provide a continuous supply of fresh, filtered air); gas for cooker hob, Domestic waste charges and Water bills. (avoids disputes over bills.) + FREE Fibre Broadband (up to 500 Mb) and Off street parking. House shared with up to 3 others. The person renting the room should be neat and tidy about the house and clean as they go. The house is 1.3km to town centre. Most of the large Employment hubs are within easy reach. Local shop less than 500m. See map for your destination. A reservation requires payment of four weeks' rent in advance. On moving in , this will become your security deposit. If you need to cancel your reservation, you must give me 5 weeks’ notice to secure a return of your reservation fee less €100 admin fee. If you require me to hold the room for a date after its availability, the holding fee is 60% of the room rate rounded to the nearest euro. Short periods of no less than 28 days considered. €90.00 short period supplement per week for persons staying 5 weeks or less, reducing to €60.00 per week for persons staying 6 to 9 weeks and reducing to €30.00 per week thereafter. No supplement charge for periods greater than 12 weeks. Rent to be paid each week in advance using a bank standing order or other similar method by agreement. A minimum of 4 weeks' notice of moving out required. No smoking in house if you are a smoker. While most people bring their own, Pillows/Duvet and covers are available if required. Please request when reserving room. Viewings can be arranged by appointment closer to time.
