The house achieved C1 as BER official energy certification after independent assessment; surprising for an older period house with very high ceilings. We used the highest standards of insulation/latest heating technology for the extensive recent renovation. It features very large ultra-modern shared kitchen garden communal room, underfloor heating, 2 large sofas, with glass roof and 3 recently fitted bathrooms. Communal ares are cleaned regularly by professional cleaning services. The master bedroom(NOT CURRENTLY AVAILABLE) is an extremely large en-suite studio(possibly gigantic!) similar to studio size apartment, spanning the entire width of terraced site to the front of the property. This room features 2 large period windows over-looking a sleepy Victorian street. The older bedrooms have antique fireplaces, large double-glazed sash windows and skylights (with black-out blinds) filling bedrooms with light during daylight hours. The rear garden is southwest facing, the very best aspect for best year-round daylight. There is toasty underfloor heating in the entire downstairs area. And most crucial of all; 1GB Virgin Media Internet with booster - fastest available in the city currently available all over the house. Each room is wired for Cat 5 (to achieve amazing 500MB internet speeds in all rooms and satellite TV connection points included in the rent). ____________________________________________ QUIET CENTRAL DUBLIN LOCATION - close to office, nightlife and transport links. ------------------------------------------------------------------------- Situated in a quiet enclave in the heart of Dublin's city centre, the location is central for transport links (including no 16 city bus - every 20 mins costing 2.90 ticket to Dublin Airport) (Airport Shuttle 757 from Camden Street in adjacent district) and all the shopping and entertainment the city has to offer, close the the canal bank walk very popular for year-round recreation and relaxation. The LUAS Green tram line is also nearby putting the Northside of the city in easy reach and Dundrum's massive shopping mall, Sandyford expansive office park development (home to Microsoft, Salesforce) to the south in the foothills of the Dublin Mountains. One of the biggest and best gyms in the city Flyefit, is 5 mins walk from the house and costing 30 euro monthly for flexible membership. You would not be fully appreciating a complete Dublin experience, if not enjoying a pint of Guinness with new and old friends. Portobello is close-by many landmark pubs;- The Lower Deck, Bernard Shaw, Blackbird, MVP, Hilton, Maldron and Camden Court Hotels. Camden Street and Harcourt Street are both some of the best shopping, office and party central districts in the city, again short walking distance from Portobello. The Grand Canal bank is widely known as one of the best places for al fresco drinks and socialising in Dublin city, when the weather is clement. Also close-by are Atlas Language School and business districts of Dublin 2 & 4, Rathmines, Harolds Cross, Grafton Street (city centre sopping & office district), Trinity College, DCU, Bolton Street, Kevin Street, Griffith College, DIT, Camden Street, Leeson Street, Ranelagh, Baggot Street and 15 minutes walking distance by canal bank walk, to the main city business district in Ballsbridge and Dublin 4. Portobello is close to everything you need! There are 2 fabulous city parks close-by; Stephens Green and Iveagh Gardens close to the National Concert Hall. It's a short hop to Phoenix Park; one of the largest city parks in Europe which houses US Ambassador residence and Dublin Zoo, with herds of deer roaming freely across lush tended parklands. Bushy and Herbert parks are fabulous parks also reachable by City bike or bus and both have tennis courts for public use. Dublin's Docklands is also walking distance. Google, Facebook, Linked-in, Amazon and Accenture are located walking distance away (or cycle by dedicated cycle lane) along the picturesque grand canal bank walk passing the many Swans and other wildlife en-route We have had many guests working in Tech for some of the larger Dublin based multi-nationals here. There's plenty of ways to relax in this little enclave. You can amble along Grand Canal bank walk meters from the house or ride a Dublin Bike along the cycle lane easily borrowed from the many Dublin Bike stations along the canal. Play tennis / Padel in Bushy or Herbert parks. Better still, you can enjoy a canal barge trip from Baggot Street Bridge to Portobello and back on a restaurant barge La Peniche or for the more adventurous, rent and paddle your own canoe at your own pace, when the weather is clement (usually on Saturday). We don't claim Portobello has everything, but it has most things on offer in Dublin. The neighbourhood regularly features in national media polls of best Dublin district for central, but relaxed living with all amenities and transport links close-by. Sure whats not to like?!?!
