HI there This is a two-bed apartment in the very sought-after development of Spencer Dock. It is 1 minute walk to the Soencer Dock Luas red line stop, and 1 minute walk to the local Tesco Metro. It has 24 hour security patrol and all gardens are gated. It's a 20/25 minute walk from the city centre if you prefer a bit of exercise to using the Luas! There are also secure bike sheds in the basement. A private bathroom comes with the double room. I never use it as I have my own private bathroom. Rent does not include bills which average out over the year at about €100 per month. Bills are split 50/50 between myself and the tenant(s) and that is not up for dispute, even if you're absent every weekend. Once you have keys to the place, your share of the bills is 50/50. I am prepared to consider couples BUT the rent will be considerably higher in that case, since the wear and tear on furniture, infrastructure, equipment etc will be higher. If you are allergic to cats, no point replying. I have two, but only one of them returns every night to sleep in my room and therefore he never sheds fur etc in any other room. Both of them are out from morning to night as the entire development is pedestrianised and therefore very safe for them (it's also very peaceful for human residents - you would hardly know you were living near the city centre!) The tenant(s) will also of course have use of the entire apartment in addition to their own bedroom and bathroom, and are welcome to use the kitchen, which is fully stocked with all necessary cooking utensils, for preparing meals as often as they wish. PLEASE NOTE THAT FOR THOSE OF YOU WHO ARE SCARED OF MOVING OUT OF YOUR CURRENT RENTALS BECAUSE YOU THINK YOU HAVE TO FINISH OUT YOUR EXISTING LEASE, LANDLORDS ARE IN NO WAY GOING TO BE WORRIED ABOUT LETTING YOU OUT EARLY. THE RENTAL MARKET IS SO BUSY AT THE MOMENT THEY WILL BE ABLE TO REPLACE YOU WITHIN A COUPLE OF DAYS. I have lived here myself for 18 years and am very happy here.
