The room is a private, lockable ground-floor room (approx. 26 m² / 14 × 19 ft) with its own door to the garden and a front-facing window, giving excellent natural light and a real sense of your own space. It is furnished with a double bed, large solid wardrobe, additional shelving, a desk and chair (a proper study space), a couch and seating area, its own TV with Sky, a mini-fridge and a kettle. Real wood flooring throughout. A small heater can be provided for the winter months. Bedding is not included. Shared facilities include a fully-equipped kitchen (oven, stove, microwave, air fryer, toaster, dishwasher, and all kitchenware provided), the dining area, and two upstairs bathrooms — one with a shower, plus a separate WC with toilet and basin. Laundry facilities (washing machine, dryer and clothes horse) are available. The room is self-catering, with the in-room fridge keeping food separate. On-street parking is available on the road, shared with neighbours on a first-come basis. The house is a quiet, settled family home, and would suit a tidy, considerate person. Please note there is one friendly medium-sized dog and two cats in the home (kept out of the let room), so it would suit an animal lover and is not suitable for anyone with pet allergies. Location is excellent for students: a 10-minute walk to DCU and the National Botanic Gardens, with direct buses to the city centre (15–25 minutes), Trinity College and TU Dublin (Grangegorman). Walking distance to Glasnevin Cemetery, Griffith Park and local shops, cafés and gyms; close to Charlestown Shopping Centre, Tesco Extra, IKEA and Decathlon. Quick bus or drive to Dublin Airport.
