Small double room available from the week beginning 7th August. The house is situated on a quiet, leafy estate in Lucan. The house is spacious, with a sitting room, kitchen, utility room, main bathroom (only shared between 3 people) and separate W.C. downstairs. There is small back garden which is lovely in the summer-time, especially during the one day of sun per year! There are currently 4 house-mates, the person who moves in will be sharing with 2 females and 1 male. The landlord does not live in the property. The available bedroom is small in size, which is reflected in the rental price of €475 per month. It would suit someone who doesn't need a lot of storage space, given the size of the room. The room has a double bed and fitted wardrobe. A deposit of €480 will be required when moving in plus the first month's rent. The house is kept clean and tidy and there is a weekly cleaning rota. The new housemate would need to be willing to take their turn to clean the communal spaces once a month and contribute with the general upkeep throughout the week. We all contribute towards buying communal cleaning products as and when they are needed. It's important to us that the new house-mate 11pm-7am as quiet times in the house from Monday to Friday. We like to be respectful of everyone's differing, busy schedules and make sure that everybody is well rested for the working week ahead! Please don't apply if you aren't willing to chip-in with cleaning or if you work late-nights/shift work as this won't be suitable for either party. We are looking for someone who wishes to stay for at least a year, to minimise disruption to the house routine and having to re-advertise the room regularly. The house is ideally situated close to the N4 and M50 for commuting. It is a 10 minute walk to bus routes: C1/C2/W4/L54 and a 1 minute walk to the L51 bus route.
