Deposit: 1 month's rent required. > Private balcony and shared internal courtyard. > Great transport links and adjacent to main shopping districts. > You will be sharing with 1 professional male owner occupier (Chartered accountant) and his partner (we also have a pet cat) > No parking is available - the development the apartment is located in has no parking spaces. Please note Daft.ie can be searched for available parking spaces in the Dublin 2 area. Bicycles & e-bikes / e-scooters are not allowed under management company rules. > Looking for either male or female. ***Your room: Is the spare bedroom in my apartment. It is a large, bright room and contains the following: 1. 4 foot wide double-bed with under-bed storage drawers on both sides of the bed (4 drawers in total). 2. Secondary glazing inside the window sill (for noise reduction) 3. An open style wardrobe with storage space above (for things like suitcases & other large items) and below (3 basket containers for smaller items) 4. 4 shelf shelving unit (2 lower shelves each have a box for storage) 5. Bed-side table with drawer 6. Desk with drawer & table lamp included at base of bed facing the window (please see last bedroom photo) 7. Vertical hanger rack on the back of the door for coats / bags etc. 8. Wall mounted electric panel heater with timer 9. Wall mounted mirrors 10. 2 double electrical sockets (each socket has double USB charging ports as well) 11. Electrical extension cord for powering other devices 12. Ceiling light with shade 13. Bed-side lamp 14. 2 pillows & duvet provided along with 2 different complete sets of bed linens ***The apartment: The apartment is a 58 square meter 2 bedroom corner unit situated on the 3rd & top floor of the Sprangers Yard development in Temple Bar. There is a shared bathroom (with shower), living & dining room, kitchen and private balcony. The living / dining room is quite spacious and contains the following: 1. Extendable dining table that seats 4-6 people comfortably. 2. 4 leather dining chairs. I simply bring in the 2 deck chairs from my balcony if I need to seat 6 people. 3. 3 seater couch. 4. Leather recliner. 5. Large coffee table plus another smaller table that slides in over the couch as well. The kitchen which is just off the living / dining room is the original kitchen that was included with the apartment which I have made some upgrades to. It is in an open galley style lay-out and contains the following: 1. Washer / dryer machine. Also have a clothes airer for air drying clothes if needed. 2. Fridge with freezer compartment (new) 3. Fan oven 3. Induction hob (new with induction pots and pans as well for you to use) 4. Canopy style induction fan / carbon filter 5. Fully stocked with plates / bowls / glasses / cutlery etc. 6. Microwave (new) 7. Slow cooker 8. Nutri Ninja blender 9. Toaster 10. Kettle 11. Tall cupboard style pantry for storing food items and additional storage space Lastly, a wonderful feature of the apartment is the private balcony which overlooks both Cecilia Street and Fownes Street Upper. Fantastic views of the city are available and looking down Fownes Street you can even see part of Wellington Quay, the River Liffey (at high tide) and Ormond Quay on the other side. If you are not out enjoying the many attractions that Temple Bar / Dublin City Centre has to offer, then the option is there for you to relax out on the balcony and take in the sounds. There is a coffee table with 2 chairs for your use and while the balcony is spacious, large groups of people are not allowed at the same time. ***The building / Temple Bar location: The Sprangers Yard development contains a mixture of residential and commercial buildings in the heart of Temple Bar, the cultural centre of Dublin. The development itself benefits from a lovely and quiet private internal courtyard that will also be yours to enjoy and make use of. Please note that the courtyard is subject to a 10pm curfew. Temple Bar is home to a wide range of businesses, restaurants, pubs, artistic venues and weekly markets. The area is recognised for its historical significance to Dublin and Ireland as a whole and is one of the countrys premier entertainment destinations. I have no doubt that you will enjoy living in this lovely pedestrian area. ***Transport links: The apartment is excellently served transport wise. > Tara Street train station (DART, Intercity lines) is a 9 minute walk away. > Trinity Luas stop is a 5 minute walk away. > Various Dublin Bus routes stop along Dame Street and nearby quays. > Dublin bikes have a bike rack conveniently located just around the corner on Fownes Street Upper. > Also, there is an Aircoach stop (to Dublin airport) on Westmoreland Street that is a 5 minute walk away. ***Supermarkets / grocery shopping: Again, the apartment is excellently served when it comes to supermarkets / grocery shopping: > Tesco Metro, Fleet Street (3 min walk) > Supervalue, Aston Quay (4 min walk) > Dollard & Co.
