This is a Sunday evening to Friday arrangement, ideally suited to a male university student studying in Dublin during the week who normally returns to their family home at weekends. The house is owner-occupied, sharing with one friendly, quiet male working professional, and offers a peaceful and comfortable Dublin base in an excellent location. -- The Room -- The bedroom is comfortable, quiet and located at the rear of the cottage overlooking the courtyard garden. It is fully furnished and move-in ready, including: • Small double bed with brand-new pocket-spring mattress • Excellent under-bed drawer and ottoman storage • Large wardrobe with drawers, shelving, hanging space and mirror • Bedside table and lamp • Blackout blind and curtains • Brand-new soft carpet • Duvet, pillows and bed linen supplied The bedroom remains exclusively yours, including at weekends, and belongings can be left there. -- The House -- Shared facilities include a bright living/dining room with comfortable couch and wood-burning stove; fully equipped kitchen with hob oven, Ninja air fryer, microwave, dishwasher and large fridge/freezer; and a clean bathroom with electric shower, shared only with the homeowner. You will have dedicated kitchen cupboard and fridge/freezer space. There is also a private courtyard garden with outdoor seating and side access, plus bike storage potentially available by agreement. Gas central heating, double glazing, high-speed fibre broadband and a modern washer-dryer are provided. -- Excellent Dublin 4 Location -- The house is ideally located for university and city-centre access, with DART and several bus routes nearby. Trinity College and UCD are both easily accessible, along with other Dublin universities. The Docklands, Grand Canal Dock and city centre are within easy reach, while nearby DART/bus connections provide convenient access to Connolly and Heuston stations for weekend travel home. Shops, cafés, restaurants, gyms and Ringsend Park are all close by, with the Aviva Stadium, RDS and Bord Gáis Energy Theatre also within easy reach. -- The Arrangement -- This is specifically a 5-night-per-week, Sunday evening to Friday arrangement for a male university student who normally returns home at weekends. Occasional weekend stays may be possible by prior agreement. The preference is for someone staying for the full academic year, although an initial first-semester arrangement with the option to extend may also be considered. The accommodation is best suited to a student who will normally be attending university during the day rather than studying from home full-time. There is no dedicated work-from-home/study space in the house. -- Rent & House Rules -- Rent is €1,165 per month, and includes electricity, gas/heating, high-speed broadband and bins. A €1,165 security deposit plus the first month’s rent is payable before moving in. Accommodation will be provided under a licence agreement. This is a quiet, well-maintained home. Strictly no smoking or vaping anywhere on or immediately around the property, including the garden.
