Double Bedroom Available in Charming Donnybrook Cottage – Beside Herbert Park A bright and comfortable double bedroom is available in a cosy and quirky two-bedroom cottage in the heart of Donnybrook, Dublin 4, right beside the beautiful Herbert Park. It’s a lovely little home in a fantastic location, and I’m hoping to find a friendly and like-minded housemate to share it with. Property Details Location: Donnybrook, Dublin 4 – right beside Herbert Park Available from: 7th September 2026 Move-in: By 21st September 2026 at the latest Rent: €1,049 per month Deposit: €1,049 (one month’s rent) Minimum stay: 12 months Lease The room is available from 7th September 2026, with the lease beginning on 21st September 2026. Signing the lease is required by this date, with a minimum 12-month stay. The initial period from 7th–21st September will be a sublet arrangement, as agreed with the landlord. The Room The double bedroom comes fully furnished with: Comfortable double bed Chest of drawers Wardrobe Bathroom with bath and shower facilities located just off the bedroom The Cottage The cottage is cosy, quirky and full of character, with everything you need to feel at home. Fully equipped kitchen with oven, microwave, fridge, freezer, air fryer, washing machine and dishwasher Please note, there is no dryer Cosy and inviting living area TV with Chromecast for streaming (no cable TV) Small outdoor space to the rear And, most importantly, Herbert Park is basically our extended garden – amazing to have it right on the doorstep! The cottage is a non-smoking home, with no vaping indoors, as I’m asthmatic. Unfortunately, no pets. Location & Transport The location is one of the best things about the cottage. Herbert Park is right on the doorstep, with the cafés, shops and amenities of Donnybrook close by and easy access to Ballsbridge and the surrounding areas. For getting around: The E1 and E2 bus routes are nearby in Donnybrook Lansdowne Road DART station is approximately a 17-minute walk away Leeson Street is approximately a 25-minute walk away Bills & Utilities Bins and internet: approximately €45 per month Gas and electricity: approximately €220 every two months Parking On-street parking is available, and residents can apply for a parking permit. A Little About Me I’m a woman in my early 30s and love a good balance between being active and enjoying life! I’m into sea swims, saunas, strength & conditioning training and Hyrox, but equally love live music, festivals, travelling and getting out and about. I’m big on a healthy lifestyle, but definitely partial to a glass of wine and a boogie too! Depending on the week, I work from home around 2–3 days a week, with the rest of the week spent in the office. I’m clean and tidy without being obsessive about it and would love to share the cottage with someone who has a similar approach – considerate, happy to share the usual household jobs and keen to keep the communal spaces feeling nice and homely. The Household Vibe I’m hoping to find a friendly, sociable and considerate housemate with a similar outlook and lifestyle. It would be lovely to live with someone who enjoys having a chat, sharing the odd glass of wine or doing something together from time to time, while also being comfortable having their own life, space and downtime. As the cottage is quite small and isn’t really set up for two people to comfortably work from home at the same time, WFH compatibility is important. I work from home around 2–3 days a week depending on the week, so it would be great if you could mention your usual WFH/office routine when getting in touch. It’s definitely not a party house, but it’s not a silent one either! I’d love it to feel like a home where we can have a laugh and enjoy each other’s company while still respecting each other’s space.
