Room in Beautiful, Modernised House Close to City Centre with rarely available Outdoor Space : €950 per month ***IMMEDIATE ENTRY - AUG 1st 2026 OR BEFORE*** The Accommodation Small double bedroom, upstairs in terraced house, next door to the shared shower room. The room is freshly painted in cool, crisp white and is available now! It's a cosy space with double bed, office desk and stool, clothes rail, chest of drawers, wall shelves, mirrors - and a wall-mounted Sky Glass TV with Netflix and Sky Cinema. There is another bedroom upstairs. A third bedroom and the lounge are downstairs, as well as the kitchen and outdoor space. The house has been fully renovated. The kitchen has a fridge freezer, electric hob with double oven, dishwasher, microwaves and a dining table and chairs. The patio has garden furniture and plants. The Location Portobello is the coolest area in Dublin with the best of all worlds - the vibrancy of the city and the peacefulness of the canal - less than a 1-minutes walk from the front door. Bustling nightlife is 5-minutes away, as well as Luas/buses. It’s a short walk into the city. Warren St. itself is quiet and residential - a perfect spot - with grocery shops 1-min walk. The Housemates You will be sharing the house with two others. One is the leaseholder, a mature Scottish female who does all the House Management duties - in return for the fee.* The other is a young Brazilian male, who works in hospitality and also studies. His room is the other small bedroom on the ground floor. These small spaces work best for easy-going, clean, tidy and considerate housemates who don't need to bring many belongings - there is very little storage space in the house. The Pet She's an elderly black cat called Margarita. She doesn't like other animals...we're so sorry, but you can't bring your pet. The Additional Costs Bills are split 3 ways, including Wi-fi (€13), Sky TV (€25), and House Management Fee at £17.50 per week: (€75 per month), plus gas and electricity bills. Bi-monthly bills are between €50-€100 each for gas, depending on time of year; electricity is €30-€70 each. We also split the costs of shared 'home maintenance' items including cleaning products, toilet roll, kitchen roll, etc. *The House Management Fee includes: - Weekly deep clean of kitchen, bathroom, lounge, entrance hall, upstairs landing and stairs. - washing and drying of rugs and bathmats and replacement with clean, fresh ones. - Management of household supplies: buying and bringing home shared products like kitchen/toilet roll, hand soap, floor cleaner, washing up liquid, refuse bags, cloths, etc. - Rubbish Management: emptying general and recycling kitchen bins into large recycling bags kept in bin store and taken from back to front of house for weekly collection. - Bill Management: receiving of household bills, creating screenshots of bills, sending images to housemates, calculating a third of bills and messaging housemates the amount due, as well as shopping around for best deals and switching of utilities providers to keep costs down. - Repairs and Maintenance Exterior: liaison with agency regarding repairs, including blocked exterior drains, leaks and/or flooding, broken roof tiles, painting of outdoor areas, as well as arranging directly with tradesmen and waiting in to give access to fix any issues. Interior - Repairs and Maintenance: buying and using products such as blocked drain fluid for shower, bathroom and kitchen sink; sourcing and paying carpenter for installation of shelving, wall-hung TV brackets, window blinds, etc. - Glass Management: storage and removal of household glass to the recycling centre. - Garden Management: cleaning/painting garden furniture and plants.
