Description

Hawthorn Lodge, Ballycannoe South, Lisdoonvarna is a two-storey 125 year old Irish farmhouse full of character and traditional features. It was recently renovated. It is located 4kms from Lisdoonvarna (local village); 15.8kms from the scenic coastal village of Ballyvaughan; 62.4kms from the bustling and vibrant university town of Galway; 74.3kms from historical Limerick; 59kms from international Shannon airport and 247kms from cosmopolitan Dublin. It is located in a protected UNESCO heritage region (area of outstanding natural beauty) boasting a wealth of ancient archaeological and historical sites. It is a fifteen minute drive from Ennistymon and the surfing beaches of Lehinch (Lahinch) and Fanore and the famous Cliffs of Moher shortlisted for new Natural Wonders of the world and one of Ireland’s most famous natural landmarks. The two-storey house is structurally sound and recently renovated - rewired, retiled, refloored, dry-lined, insulated and plastered. The house has a south facing aspect to the rear overlooking open pastures and pine forestry and west facing to the front looking across to the Cliffs of Moher. There is a half acre field around the house that is part of the property so there is plenty of space and potential to landscape a garden, put up a polytunnel, extend a kitchen or develop the property generally. The land is also good grazing land and completely stone free - rare in the Burren.    The house is located on a very quiet secondary road off the main Lisdoonvarna to Ballyvaughan Road. As well as the main two storey house there are three sheds and one large garage big enough for two cars. You can also see several houses from the main house, which is always reassuring and all are permanent residences and not holiday homes.     If you are someone who can work from home, sea swims, surfs, sails, fishes or enjoys the outdoors generally - hiking, cycling, swimming etc. it would be the ideal house for you. Suitable for a family or a couple as a starter home or someone who can work part-time from home. Perfect holiday house potential too. There is also a downstairs extension that could be extended into a holiday apartment and rented apart from the house during the summer months.     House dimensions: Downstairs the property comprises an entrance hallway; a cosy and bright sitting room (4.96m x 2.91m) with dual aspect windows and electric heated fireplace (with original chimney open to the top of the house so there is potential to fit a wood burning stove); a central bright and cosy dining area with Rayburn Stanley oil fired stove (3.31m x 3.38m) which also functions as back boiler for oil fired central heating system; a large bedroom en suite off the dining area (5.52m x 3.40m) with wet room and electric shower, a utility kitchen fitted with Belfast sink, oven, hob, washing machine and under stairs storage. There is ceramic wood effect tiling throughout the kitchen and dining area. There are no carpets in the house apart from staircase. Upstairs are two large double bedrooms. One room is very spacious with high ceilings and has dual aspect windows  (5.02m x 2.66m)) with wild oak parquet and wooden panelled ceiling. The other double bedroom is not as spacious but is as bright  (4.14m x 2.54m) with two front windows, wild oak parquet and wooden panelled ceiling. There is also a small box office with views of pastures and forestry in the distance. There is large bathroom with bath and hot press and immersion. The main bathroom (2.44m x 2.10m) has been recently renovated and there was a new water tank installed too. The house has mains water supply. Roof over bathroom extension was recently tarred and felted. The roof is slated and insulated. Windows are double-glazed PVC. There are three outhouses and a substantial garage. Around the back of the house is a large sheltered patio area opening out into the half acre field via  a small gate  with a seating area facing south and west - perfect setting for eating alfresco or sunbathing or gardening. There is ample parking out the front. The house was rewired with a new fuse box installed in 2020 and insulation upgrade. All of upstairs including stairwell and bathroom was drylined. All main priority construction jobs have been completed and all that needs to be done is mostly cosmetic and for the new owners to rearrange the interior design to suit their own needs and tastes. Hawthorn Lodge is on the market for €229,000. If you are interested in buying my house you can contact me directly on 0877147775.
