Principal Conditions The principal conditions currently include: • The property must have been built before 2008. • It must have been vacant for at least two years before the application. • The applicant must be a named individual who owns the property or is actively purchasing it. • The completed property must become a principal private residence or a qualifying long-term rental property. • Short-term and holiday letting does not qualify. • The proposed works must be inspected and approved before they begin. • Payment is normally made after the approved works have been completed and inspected. • Planning permission or confirmation of exempted development may be required. • Ten-year occupancy, rental and grant-clawback conditions apply. SEAI Home-Energy Grants Following acquisition and subject to the relevant eligibility and technical requirements, purchasers may also be able to apply for SEAI grants towards energy improvements, including: • Attic or rafter insulation • Internal, external or cavity-wall insulation • Energy-efficient windows and external doors • Heat-pump systems • Heating controls • Solar photovoltaic panels • Solar water-heating systems • Comprehensive upgrades delivered through an approved One Stop Shop SEAI assistance may be combined with the Vacant Property Refurbishment Grant where permitted, but the same work cannot be funded twice. Grant approval should be secured before commencing the relevant works.
