Overview

Property Overview:

  • For Sale by Private Treaty
Overall Floor Area: 272 Sq. Metres (2,928 Sq. Feet)

Property Description:

A waterside residence in a stunning location perched on the river bank with ever changing views of the Shannon River and the Clare Hills; boasting a private harbour, boathouse and approx. 400 ft of waterfrontage.

Savills is delighted to present Molua, a charming 4 bedroom detached lakeside residence perched on the water' s edge and enjoying a south westerly aspect with uninterrupted views down to Parteen Weir and across the river to the County Clare countryside.

The essence of Molua is the outstanding water aspect, framed by wonderful mature gardens and coupled with its own private harbour. The accommodation is laid out to take full advantage of the views. The main reception rooms have large picture windows and access to the sheltered terrace which runs the length of the house. The terrace is a wonderful suntrap and a perfect spot to enjoy the ever changing canvas of the Lower Lake / river, whether it is early in the morning or watching the magic sunsets over the water. At one end of the house is found the Spa room which has a large Jacuzzi and also enjoys far-reaching water views. This spacious room could be used for a number of purposes and would make the ideal sun room with its double doors leading directly into the garden. The one bedroom annex is flexible space with direct access to the main house but also could be used as its own self-contained accommodation. It has a small kitchenette, bathroom and off the bedroom is the sun porch.

The property extends to approximately 1.9 acres of mainly lawn and mature woodland interspersed with shrubberies and flowerbeds. A major feature of Molua is its waterfrontage, large covered harbour and slipway. This part of the lower lake is generally considered very quiet and private as there are few properties and much less river traffic.

The grounds of Molua contain many mature trees such as oak, beech, ash, walnut, hazel, alder and birch. The woodland garden, which is predominantly herbaceous perennials and shrubs, features ornamental trees such as magnolia, dogwood, Japanese maple, Daphne and stewartia. Amongst the shrubs are unusual specimens of rhododendrons, hydrangeas and camellias. In late winter / early spring, the woodland area comes alive with snowdrops, daffodils, bluebells, crocus and woodland anemone. This is a low maintenance garden expertly created and developed by the current owners over the last 20 years. There is also a much-loved tree-house.
