Sale agreed date: 10 November 2017

Overall Floor Area: 353 Sq. Metres (3,800 Sq. Feet)

Property Description:

The enchanting castellated facade of Castleton provides one of Sandymount' s most instantly recognisable landmarks, ideally located in the heart of Sandymount Village and close to Sandymount Strand but still offering a true example of rus in urbe standing on a prime southerly site of 0.37 acres. The grounds offer total seclusion and privacy, ideal for ' al fresco' dining or just a safe place for children to play. There is also off street car parking behind electronic gates.
Punctuated by original sash windows and crowned by battlements, the faÞade of this charming period property affords just a hint of the quite exceptional residence which lies within. However, nothing can adequately prepare the visitor for the enchantment which unfolds upon entering this property through the gothic arched doorway which leads directly into a secluded courtyard. This secluded area instantly evokes memories of " The Secret Garden" with its tinkling fountain and mature trees.
From here, an elegant porch provides a suitably grand entrance to this unique property which wraps around three sides of the private courtyard so that every room is flooded with natural light. The gracious dining room to the left of the entrance hall retains its original fireplace and cornicing while windows on three sides provide views of Sandymount Green, the leafy side garden and the internal courtyard. A second doorway leads in turn to the spacious kitchen/breakfast room which benefits from three floor to ceiling windows overlooking the rear garden. A large kitchen island provides a focal point to this room which would be perfect for less formal entertaining. A small utility is accessed from the kitchen. Also, lying off the hall is an attractive booklined library with fireplace and a bow window with door to the rear garden. A dual aspect living room benefits from floor to ceiling doors and windows over both the sunny rear garden and the internal courtyard. One next turns to a pretty bedroom with bow window to the rear garden and ensuite shower room. A second bedroom and a study (equally could be used as a bedroom) overlooking the courtyard, a shower room and a boot room complete the downstairs accommodation.
Ascending the original staircase one comes to a spacious landing which in turn leads to a truly spectacular drawing room with original marble fireplace with carved frieze depicting a classical scene. There are windows on three sides providing views of the Green, one of which is a bay fitted with a window seat while the other window embrasures carved floral decoration and shutters.
A master suite situated on the first-floor consists of a dressing room, bedroom with balcony overlooking the rear garden and a spacious marble clad ensuite. There is a second bedroom up a short flight of stairs off the landing and another room located within the turret which would make a lovely study or nursery. Another unique feature of this most individual property is the narrow secret staircase which twists up to the roof which provides 360 degree views over the rooftops of Sandymount.

The grounds of Castleton extend to 0.37 acre (approx.). To the side of this property is a railed garden which overlooks Sandymount Green. Also to the front is a secluded paved internal courtyard with mature trees and fountain entered by the original gothic arched gate. The superb south facing rear garden is planted with mature trees giving this house a true ' rus in urbe' feel. Vehicular access to side of the house provides secure off-street parking behind electronic gates.

A short history of Castleton...

Castleton constitutes a major part of the house described as Sandymount Castle on early ordnance
maps, Taylor' s Map of 1828.

Originally an 18th century house, which was fashionably Gothicized in 1830' s, with the addition of battlements, cloister and turrets, Sandymount Castle appears with extensive gardens including a lake and avenue of trees stretching down to the sea front, on a Pembroke estate map of 1831.

In the estate map of 1851 the plots - house and garden - bear the name of Robert Corbet, uncle of
John Butler Yeats (1839 -1922), and grand uncle to the poet W.B. Yeats (1865-1839).

Castleton in The Corbets' time is captured in a family photograph with top hatted gentlemen and crinolined ladies lounging on the lawn, outside the door into the main house, surrounded by lush green foliage giving us a small view into Robert Corbet' s love of gardening documented by John Butler Yeats;

'' Before I was born, he bought or leased, I never know which it was, Sandymount Castle, and then began creating all around him beautiful gardens...Every morning he rose early, and would wander all over the grounds, sometimes with a small saw and hatchet, making among the trees what he called ' visitas' . He employed four or five gardeners; and as long as I knew Sandymount Castle, none of these men ever left him and no one ever interfered with them. So treated, they were gentle, pleasant and diligent, and gardens were lovely.' ' JBY

John Butler Yeats had a great love of the place and spent much of his time here, particularly during his Trinity days. So much so that when Robert Corbet sadly met with bankruptcy and had to leave the house and gardens, John Butler Yeats did not care to remain in Dublin (see initials and year engraved in turret)

John Butler Yeats spoke constantly to his children of The Corbets, of a turreted house, gardens where deer ran free and a pond with ducks and swans, with an island to which two eagles were chained. John Butler Yeats often read Morris' 'Golden Wings' to young Willie saying it made him think of that old house where he had been very happy. The verses ran in the Williams head for years, securing for him the best description of happiness in the world.

Midways of a walled garden
In the happy poplar land
Did an ancient castle stand,
With an old knight for a warden

Many scarlet bricks there were
In its walls an old grey stone
Over which red apples shone
At the right time of year.

In 1981 an extension was added, designed by Niall Montgomery, who wrote of it;

'' In agonised dialectic around the ideal of an invisible architecture, owners and architects arrive at a compromise built in the form of an atrium embraced by little pavilions dedicated to play and relaxation, opening, internally on to a small paved courtyard, externally on to the garden, still spacious, if now bereft of the river, pond, island and deer park of the 19th century.

Double-pitched, wide-eaved roofs of natural slates shelter the new wings and are carried on double walls of concrete block, insulated, plastered externally to echo the finish of the main building, fenestrated with those characteristic Dublin ' patent' reveals as architecturally expressive as the word
'patent' is etymologically obscure.' '
