Property Description:

Location
Numbers 29 and 30 are located on the favoured south side of Fitzwilliam Square in the heart of Georgian Dublin.

Every conceivable amenity offered by the city centre is within easy access. Public transport links include LUAS (Green Line), DART and multiple Dublin Bus Routes.

Although many Fitzwilliam Square properties are in office use although there has, in recent years, been an emerging trend of returning the magnificent Georgian buildings to their original residential purpose.

Description
Numbers 29 and 30 Fitzwilliam Square comprise two interconnecting, four-storey over garden level, terraced Georgian buildings with a rectangular site to the rear which currently includes a two-storey over basement mews office and parking for approximately 15 cars. The combined gross internal area of the two front buildings is c. 1,123 sq.m. (12,088 sq.ft.).

The front buildings are currently rented to an English Language School. Full vacant possession will be available in January 2018. Although the properties have been in commercial use for many years, they retain an array of beautiful, original features including ornate centre pieces and cornices, beautifully detailed door surrounds, original bow windows (number 30), original doors, timber sliding sash windows and other period details.

Planning Permission has been granted for the demolition of the mews offices, the construction of two exceptional mews houses and for the separation of the front buildings returning to office use. It is, however, an ambition of the City Development Plan to see properties such as these return to their original residential use. It is likely, therefore, that planning permission to change the front buildings back to residential would easily be obtained.

This is a unique opportunity to own four houses on Fitzwilliam Square.

Town Planning
The main buildings fronting onto Fitzwilliam Square are situated in an area zoned Objective Z8 "to protect the existing architectural and civic design character, to allow only for limited expansion consistent with the conservation objective" in the Dublin City Development Plan 2011-2017. Numbers 29 and 30 Fitzwilliam Square are also within an Architectural Conservation Zone and listed as Protected Structures (reference 2824 & 2825).

Planning Permission
Dublin City Council granted Planning Permission (Ref No. 3346/15) as follows:
- Front Buildings: change of use from language school to office use (gross floor area 1,123 sq.m.)
- Demolition of existing 2-storey over basement mews building to rear of No. 29.
- Construction of a 3-storey over basement 4-bed mews house of 225 sq.m. / 2,421 sq.ft. (rear of No. 29)
- Construction of a 3-storey, 4-bed mews house of 200 sq.m. / 2,153 sq.ft
- Both mews houses will have terraces on first floor level and front and rear gardens.
- Both are accessed from Fitzwilliam Court with shared vehicular access through an arch under the mews house to rear of No. 30. Parking to the rear and vehicular access retained for the front office buildings.

Subsequent Planning Permission (Ref No.'s 4077/16 and 4078/16) allows for completion of the above-described development as two separate schemes (No. 29 and No. 30). Revised specifications:
- Front buildings and demolition of mews- as per Ref No. 3346/15
- Construction of three-storey over basement, four bedroom house of 222 sq.m. /2,390 sq.ft. (rear of No. 29) with parking to the front and vehicular access from Kingram Place.
- Construction of three-storey, four bedroom house of 196 sq.m. / 2,110 sq.ft. (Rear of No. 30) with parking to the front and vehicular access from Fitzwilliam Place. (Note- no archway through to rear)
